Siva currently serves as a Hospitality Real Estate Consultant with Long & Foster Real Estate | Forbes Global Properties, where he advises ultra-luxury brands, ownership groups, and developers on pricing strategy, asset performance, and development feasibility. His work spans high-profile projects including Aman New York, Four Seasons Hotel Houston Residences, and Rosewood Residences in Washington, D.C., where he has led pre-opening strategies, structured hotel management agreements, and implemented innovative residential distribution models. He has also collaborated with leading firms such as McKinsey to design brand-level distribution strategies and has supported global operators including Mandarin Oriental and Auberge Resorts with revenue optimization and operational continuity.
Previously, Siva spent nearly a decade with Four Seasons Hotels & Resorts as Area Director of Revenue Management & Distribution for the Americas, where he oversaw a portfolio of more than 50 properties generating over $2.5 billion in annual revenue.
During his tenure, he pioneered a Shared Services Revenue Management model that significantly reduced costs while scaling centralized capabilities across North and Latin
America. His leadership contributed to substantial improvements in rate parity, forecasting accuracy, and digital channel performance, while driving meaningful topline growth and operational efficiencies across the region.
Earlier in his career, Siva held senior revenue and reservations leadership roles with Four Seasons, Fairmont Hotels, and other major hospitality brands across the United States and Canada. He was instrumental in introducing advanced revenue management systems, including the first IDeaS RMS implementation within Four Seasons, helping to deliver sustained RevPAR growth and market leadership.
Across his career, Siva has overseen portfolios generating more than $3.2 billion in gross operating revenue and directed over $1.2 billion through remote revenue management services. He has delivered tens of millions in incremental revenue through strategic upselling, digital optimization, and contract renegotiation, while also achieving significant cost savings through centralized operational models. His ability to align commercial strategy with ownership objectives has made him a trusted advisor on complex transactions, including more than $25 million in luxury hospitality investments. Siva is a Certified Revenue Management Executive (CRME) and a licensed real estate professional across multiple U.S. jurisdictions. He completed executive education in Strategic Leadership in Hospitality and Real Estate Asset Management at Cornell University and holds a certification in Systems Analysis and Design.
